1. Who we are

Strada UK is Strada Real Estate Brokerage Ltd, a company registered in England and Wales (company number 17527501). Our registered office is 14 Hanover Square, London W1S 1HN.

Our sister company in Dubai is Strada Real Estate Brokerage L.L.C (commercial licence 1034033). It is a separate company.

We are the controller of your personal data. That means we decide why and how it is used.

We are registered with the Information Commissioner's Office, the UK data protection regulator. Our registration number is ZC278328.

Questions about this policy, and every privacy request: info@stradauae.com, with the subject "Privacy request". We have not appointed a data protection officer because the law does not require one for our work. The person responsible for data protection at Strada UK is Derry Mathews.

In plain words: we are a UK company in London. We are responsible for your data. Email us with any question.

2. The information we collect

Information you give us:

• Your name, email address and phone number when you fill in a form on stradauk.com or invest.stradauk.com.

• Which development you chose on the form, and which property or email campaign you clicked before you filled it in.

• What you tell our advisors by email, phone, WhatsApp or in meetings: your budget, what you want to buy, where, and when.

• Our phone calls with you. Our UK phone system (RingCentral) logs each call, and for calls that connect it makes a written summary of the conversation with its own AI tool. The summary is saved on your enquiry so the next advisor knows what was said. We do not record calls as audio.

• If you reserve a property: the developer's reservation form, which asks for your full name as on your photo ID, your address, how you will fund the purchase (cash or mortgage, and the source of funds) and your solicitor's details. We may also ask for proof of identity and proof of funds to check you are a genuine buyer able to proceed.

• To pay a reservation fee, we send you the developer's own verified payment link, or the bank details of the developer or of Strada. We never take or store your card details. If you pay the fee into Strada's account, we keep that payment record with your anti-money-laundering records.

Information we get from other sources:

• Property portals and Meta lead forms, when you send an enquiry through them.

• Our Dubai sister company, if you enquired with it or bought a property through it in the UAE.

• Contact lists of people in the UK interested in property investment, from UK list providers.

We do not ask for sensitive information, such as your health, religion or political views. Please do not send it to us.

Information we collect automatically:

• Technical data when you visit our sites: your IP address, browser, device, the pages you open and how you got to us. This comes from Wix (stradauk.com) and Vercel (invest.stradauk.com).

• Which page of invest.stradauk.com you visited, whether you came from one of our emails, and whether you sent the form. We record this without cookies and without your IP address. If you send the form, we keep your email address only as a one-way code, so we can tell which email campaign brought you.

• Whether you open or click our emails. Brevo, our email tool, records this with a small tracking image and tracked links. You can stop the image tracking by turning off images in your email app.

• If you reach invest.stradauk.com from one of our Facebook or Instagram ads and then send the form, our server tells Meta that the ad led to an enquiry. It sends your email address and phone number as one-way codes (never in plain text), Meta's click reference from the ad link, your IP address and your browser type. It does not send your name. This happens only after your enquiry has reached us, and only for visits that came from a Meta ad.

• If you enquire through a Meta lead form on Facebook or Instagram, we later tell Meta how the enquiry went (for example, qualified or closed), using only Meta's own reference for that form. We send no other details about you.

• Cookies, described in section 7.

In plain words: we collect what you type into our forms, what you tell our team, and some technical details about your visit.

3. Why we use it, and our legal basis

UK law lets us use your data only for a reason it allows. Ours are:

• Answer your enquiry and tell you about the property you asked about: Steps you asked us to take before a contract

• Send you emails about other UK property opportunities: Your consent, given on the form, or, if you enquired with us directly, our legitimate interest under the soft opt-in rule. You can say no at any time

• Keep a record of who we spoke to and what was said: Our legitimate interest in running a brokerage properly

• Run and protect our websites: Our legitimate interest

• Tell Meta which of our ads led to an enquiry, so we can measure our ads and spend less on ones that do not work: Our legitimate interest. You can object at any time

• Check that a buyer is genuine and able to proceed before a reservation: identity and source-of-funds checks, and screening against sanctions lists and lists of politically exposed persons (people in prominent public roles, who need extra checks): A legal obligation under the Money Laundering Regulations 2017, and our agreements with developers

• Keep records the law makes us keep: A legal obligation

In plain words: we use your details to answer you, to send you property emails if you said yes, and to keep the records the law requires.

You do not have to give us your details. Without contact details we cannot reply to you. Without identity documents a purchase cannot go ahead, because the law requires them.

We do not make decisions about you by automated means alone, and we do not profile you in a way that has legal or similarly significant effects.

If we got your details from somewhere other than you, for example a property portal or an earlier enquiry with our Dubai sister company, we tell you where they came from in our first email to you.

4. Who we share it with

We share your data only with companies that help us run the business. They may use it only on our instructions.

• Wix: hosts stradauk.com and its forms.

• Vercel: hosts invest.stradauk.com, our campaign landing page.

• Our workflow server (n8n): moves a form submission into our customer database. It runs on Google Cloud in the United States.

• Salesforce: our customer database.

• Brevo: sends our emails and records opens and clicks.

• Supabase: holds our campaign and enquiry statistics, with your email address replaced by a one-way code.

• Google Workspace: our email and documents.

• Telegram: sends our own team an alert when a website form fails. The alert holds the time and the error, never your name, email or phone number.

• OpenRouter (Jev): sorts privacy requests sent to info@stradauae.com. It sees only the subject and first lines of the email with every email address, phone number and link removed.

• Meta: if you contact us through Instagram or Facebook, Meta also holds that message under its own policy. Meta also receives the ad measurement details described in section 2, and uses them to report on and improve our ads.

• Property developers and their sales agents: only when you reserve a property. We send them your signed reservation form so the sale can go ahead. Before that, your enquiry stays with us.

• Solicitors, mortgage brokers and other professionals: only when you ask us to introduce you.

• RingCentral: our UK phone system. It logs our calls and writes the call summaries described in section 2.

If Strada, or part of it, is sold or merged, your data may pass to the buyer, who must use it as this policy says.

We also share data when the law requires it: with HM Revenue and Customs (our anti-money-laundering supervisor), the National Crime Agency, a court, or another regulator.

We never sell your data.

In plain words: a handful of software companies, the developer whose project you asked about, and anyone you ask us to introduce you to. Nobody else, unless the law says so.

5. Transfers outside the UK

We do not send your data to our Dubai sister company.

Our suppliers may store data outside the UK: Salesforce, Brevo, Google, Vercel, RingCentral and Meta in the European Economic Area or the United States, Wix in Israel and the United States, and our workflow server in the United States. Each transfer relies on UK adequacy regulations or the UK Addendum to the EU standard contractual clauses in that supplier's data processing agreement.

You can ask us for a copy of the safeguards we use.

In plain words: your data stays with us and our suppliers. Our suppliers are bound by contracts that keep UK standards.

6. How long we keep it

• An enquiry that does not lead to a purchase: 3 years from our last contact with you (So we can pick up a conversation you return to)

• Marketing permission: Until you unsubscribe, then your email stays on a do-not-contact list (So we do not email you again by mistake)

• Identity and anti-money-laundering records for a purchase: 5 years after completion, then deleted (Money Laundering Regulations 2017, regulation 40)

• Contract and completion records: We do not keep them. Your solicitor and the developer's solicitor hold them

• Website technical logs: As long as Wix and Vercel keep them under their own policies (Security and troubleshooting)

When we no longer need your data we delete it. If a copy sits in a backup we cannot change, we keep it locked away from any use until the backup is deleted. We may keep figures that no longer identify anyone, such as how many people opened an email.

In plain words: a few years for an enquiry, longer for a completed deal because the law asks for it.

How we delete your data

When you ask. Email info@stradauae.com with the subject "Privacy request" and say you want your data deleted. We check for requests every week.

• If you write from the email address we hold, that confirms it is you. We check that the email really came from that address, using the sender checks your email provider adds.

• We delete only the data held under that address. If you want us to check another address or a phone number, tell us and we confirm it is you by contacting you on those details.

• We delete your details from our customer database (Salesforce) and our email tool (Brevo), and send you an email confirming it, with a reference number.

• We then remove any copies left in our mailboxes, website form records and documents. All of this is finished within one month of your request.

To sort incoming privacy requests, an AI service (Jev, provided through OpenRouter) reads the subject and the first lines of your email with every email address, phone number and link removed. It only decides whether the email is a deletion request. It does not make any decision about you, and a person at Strada checks any request it is unsure about.

What we may keep. If you bought a property through us in the last 5 years, the law makes us keep the identity and anti-money-laundering records for 5 years after completion (Money Laundering Regulations 2017). We tell you what we keep and until when, we use it for nothing else, and we stop all marketing at once. We also keep your email address, on its own and blocked, so our system never emails you again.

Without being asked. Every year we delete enquiries that ended without a purchase and where we have had no contact for 3 years, and purchase records once their 5 years end.

Copies held by others. If you first contacted us through a property portal or a Meta lead form, that company keeps its own copy. Ask them directly to delete it.

In plain words: ask and we delete it within a month. We only keep what the law makes us keep, and we tell you what that is.

7. Cookies

Cookies are small files a website puts on your device.

• stradauk.com runs on Wix. Wix sets essential cookies that keep the site secure and working (for example XSRF-TOKEN, hs, svSession, bSession). These are always on and need no consent. Wix also measures site performance for its own service.

• invest.stradauk.com sets no cookies. The Meta ad measurement in section 2 runs from our server, not from your browser, so it sets no cookie and loads no Meta code on the page.

• We do not use advertising cookies or analytics tools of our own.

• If we add simple statistics cookies that only count visits for us, we will tell you here and you can switch them off at any time. Advertising cookies would only ever be set after you accept them.

You can block or delete cookies in your browser settings.

In plain words: we only set the cookies the site needs, unless you say yes to more.

8. Your rights

You have the right to:

• see the data we hold about you, and get a copy

• correct it

• have it deleted

• limit how we use it

• object to how we use it, including for marketing

• receive it in a file you can take elsewhere

• withdraw your consent at any time

Email info@stradauae.com with the subject "Privacy request". We answer within one month.

Complaints

If you are unhappy with how we handle your data, complain to us first at info@stradauae.com with the subject "Privacy request". We acknowledge it within 30 days and give you our answer without undue delay.

If you are still unhappy, you can complain to the Information Commissioner's Office: ico.org.uk, 0303 123 1113.

In plain words: ask us to show, fix or delete your data. If we get it wrong, the ICO is the regulator.

9. Marketing emails

Every marketing email we send has an unsubscribe link. Click it, or email us, and we stop. We do not send marketing texts or WhatsApp messages from the UK.

Other websites

Our sites and emails link to other websites, such as developers' pages and property portals. Their own privacy policies apply there, not this one.

10. Children

Our services are for adults. We do not knowingly collect data from anyone under 18.

11. Security

Our systems use passwords, two-step login and encryption in transit. Access to your data is limited to the people who need it for their job. No system is perfectly safe. If a breach puts your rights at risk, we will tell you and the ICO as the law requires.

12. Changes to this policy

We will post any change on this page with a new "Last updated" date. If a change matters to you, we will email you.
